Stay — Location, Rooms & Practical Questions

We are located at “200 Acre”, about 4 km from Adimaly and roughly 30 km before Munnar town, just off the Kochi–Munnar highway. This gives you a peaceful garden estate to return to after sightseeing without the noise of town.
Yes — many guests use Sceva’s as a calm base for Munnar attractions, Cheeyappara Waterfalls, tea gardens and viewpoints. We advise on the best routes and timings to avoid traffic and crowds.
Approximately 30 km by road. If you prefer fresh air and birdsong to a busy market street, our location is ideal.
We’re perfect for families, couples, honeymooners, nature-lovers and slow travellers who value cleanliness, comfort, home-cooked food and personal hosting over hotel-style amenities.
If you want to stay inside Munnar town, expect TVs, nightlife, loud parties, campfires or full hotel-style services 24/7, Sceva’s may not be the right fit.
We have King Rooms with Balcony & bathtub and Romantic Wooden Rooms with cosy timber interiors. Every main guest room has a balcony or elevated garden view.
We intentionally do not provide TVs — guests come here to unplug. King Rooms have AC; Wooden Rooms rely on natural ventilation and fans. Most guests find the hillside climate pleasantly cool.
Yes — we provide simple laundry assistance on request. Clothes are washed, dried and returned with care. Charges based on the lot of 4 kilos. We recommend informing us earlier in the day for timely service.
Cleanliness is a top priority and a frequent compliment in guest reviews. Rooms and bathrooms are kept spotless and refreshed daily.
Yes. Families with elderly parents and children are welcome. We recommend King Rooms for easier access; please inform us of mobility needs in advance. Children must be supervised at the pool and near steps.
Extra mattresses are available for adults and children (charges apply). Two wooden rooms can be interconnected to form a family cluster for larger groups — we keep the middle room private when different parties occupy adjacent rooms.
Yes. Complimentary high-speed WiFi is available throughout the property and works well on balconies and in common areas for work or streaming light content.
Yes — a family-friendly pool surrounded by greenery. Pool rules and timings are shared at check-in.
We offer free parking but do not provide driver rooms. We can suggest nearby basic options for drivers if required.
Yes. The family lives on-site, the neighbourhood is peaceful, and the property has good lighting and responsible housekeeping.
Check-in after 14:00. Check-out by 12:00 noon. Early check-in or late check-out may be possible for direct bookings subject to availability.
Yes — quiet hours run from 22:00 to 06:00 to preserve a restful atmosphere for all guests.
Smoking is allowed only in designated outdoor areas; rooms are non-smoking. Alcohol may be consumed quietly in rooms or on balconies without disturbing others; loud parties are not permitted.

Food — Breakfast, Dinner & Dietary Needs

A fresh, home-style Kerala breakfast is included in the tariff. Dinner is offered only on prior request and when the family is available to cook — it is not guaranteed nightly.
We serve traditional Kerala breakfasts (idli, dosa, appam, puttu, idiyappam, sambar, chutneys) typically between 08:00–09:30. Eggs are available on request. For early departures, we can often arrange a packed or early breakfast if informed earlier.
Yes — for vegan, Jain, low-spice or allergy-friendly needs, please inform us at least 24 hours in advance and we will do our best. Remember we are a small family kitchen, not a restaurant.
Dinner (when available) may include simple non-vegetarian dishes by prior request. Breakfast is mainly vegetarian with eggs optional.
Whenever possible we use seasonal fruits, herbs and spices from our garden and trusted local farms.
Guests are welcome to observe or chat with Sheeja during cooking, provided the kitchen routine is not disrupted.
You may order food from outside (consumed within ~90 minutes) — a small service/cleanup charge applies if we assist with plates/cleanup. Guest use of the kitchen is not allowed.

Filtered drinking water is provided. We can often pack simple breakfasts for early departures if informed a day in advance.

Pet FAQs — Bringing Your Pet

Yes — well-behaved pets are welcome with prior notice. A cleaning fee applies per stay.
Pets must be leashed in common areas, are not allowed in the pool or dining room, and should not sleep on beds or upholstery. Owners must clean up after pets and provide vaccination proof on request.
We advise against leaving pets alone for long periods. Pets may roam the garden on a leash but not in restricted areas. Any damage is chargeable.
We may offer basic bowls on request; please bring your pet’s food and bedding.

Experiences — Garden Walks, Treks & Day Tours

The garden walk is a relaxed 30–60 minute tour led by Benny or a family member, showcasing fruit trees, spices, herbs and local stories. It’s ideal for families and nature lovers and is usually complimentary for direct-booking guests.
We connect you with trusted local guides and jeep operators and help plan treks, sunrise walks and sightseeing itineraries based on your fitness and interests.
Early morning (06:30–08:30) and late afternoon (16:30–18:00) are the most active birdwatching times.
Yes — our location near the Kochi–Munnar highway makes day trips to Munnar, Thekkady and nearby attractions practical while avoiding town traffic.
Yes — the pool and gardens are family-friendly but children must be supervised at all times.
We do not run shows ourselves, but can recommend nearby Kathakali or Kalaripayattu performances and help with bookings.

Booking & Payments — How to Reserve & Policies

Direct bookings often get the best rates, priority for special requests, easier date flexibility and personal planning support from Benny.
Online payments via the booking engine (cards, netbanking, wallets), UPI, bank transfer and onsite UPI/cash. International cards usually work via our payment gateway.
Yes — generally 50% to confirm a standard reservation; 100% during peak dates and festivals.
More than 14 days: full refund of advance. 7–14 days: 50% refund. Less than 7 days or no-show: no refund. Peak season rules differ (see detailed policy).
GST applies as per law (5% or 18% depending on rate); breakdown shown on booking invoice.
Children up to 6 sharing beds are usually complimentary. Extra mattresses and child charges apply above that age — shown at booking.
We accept small, peaceful family groups who respect our house rules. Large, noisy groups are not suitable.
Yes — provide GST details at booking or check-in and we’ll supply a proper invoice.
You’ll get confirmation by email and WhatsApp with booking details, inclusions and payment receipts.

Policies — House Rules & Safety

Quiet hours 22:00–06:00, no loud music, no campfires, smoking only in outdoor zones, no guest use of kitchen, respect for plants and wildlife. Visitors are allowed with prior intimation and cannot use pool or dining unless agreed.
No. Sceva’s is a peaceful family homestay and does not permit parties, DJs or loud group events.
Yes — family lives on-site, we have CCTV in key outdoor areas and basic safety equipment in place.
We prefer honest communication; minor accidents are understood, but significant damage will be charged fairly. Repeated serious breaches may lead to early termination of stay without refund.
There are steps and level changes; full wheelchair access is limited. Please contact us before booking so we can advise the best room and arrangements.
